Columbus City Council approved a rezoning (Z24-028) for 3775 Trabue Rd., changing 18.3 acres from the R, Rural District to AR-1, Apartment Residential District (15.6 acres) and C-3, Commercial District (2.7 acres). The rezoning facilitates a mixed-use development consisting of up to 280 multifamily units, 5,300 square feet of commercial restaurant space, and 800 square feet of outdoor patio. The development includes two subareas: Subarea A for residential use under AR-1 zoning and Subarea B for commercial use under C-3 zoning. This project aligns with the Trabue Roberts Area Plan and Columbus Citywide Planning Policies (C2P2) Design Guidelines. It was conditionally approved by city departments pending traffic review, which was later resolved. The project was supported by both the West Scioto Area Commission and the Development Commission.
This rezoning enables the development of a new mixed-use hub combining workforce housing and commercial amenities in a transitioning area of the West Scioto corridor. It reflects Columbus’s priorities to expand housing options and neighborhood-scale retail while adhering to modern planning standards.
