The project, Z24-035, at 1470 N. Hague Ave., Columbus, Ohio, involves rezoning 29.2 acres across three parcels from M-2 (Manufacturing) and R (Rural) districts to L-ARLD (Limited Apartment Residential District, H-35) for a multi-unit residential development. The proposed development includes a maximum of 480 dwelling units, which is 460 units as per the site plan, with associated amenities like a clubhouse and pools. The West Scioto Area Commission recommended approval with a 4-1-1 vote on November 21, 2024. Although the proposed density of 16.4 dwelling units per acre exceeds the "Very Low Density Residential" and "Low-Medium Density Residential" recommendations of the Trabue/Roberts Area Plan, staff supports it due to a high level of site and architectural design. However, the approval is conditional on addressing outstanding items from the traffic impact study cited by the Franklin County Engineer's office, particularly concerns about increased traffic congestion on Hague Avenue. Variances for reduced building setback and perimeter yard, and increased detached garage height, are being heard separately by City Council.
