A Council Variance was sought to permit the construction of a 504 square foot Accessory Dwelling Unit (ADU) at 2405 McCutcheon Road, allowing for two single-unit dwellings on a single R-1 zoned lot. The variance also includes relief from minimum net floor area requirements, reducing it from 1,500 SF to 504 SF for the proposed ADU, and a rear yard variance from 25% to 3.8% of the total lot area. The 0.56-acre site is currently home to an existing 1,500 SF single-family dwelling. The requested variances align with the Northeast Area Plan, which encourages a mix of housing types and sizes. Staff recommended approval, stating the ADU does not adversely affect surrounding properties and provides additional needed space for the family. The Northeast Area Commission also recommended approval with an 8-0 vote.
