Columbus City Council approved a variance (CV24-131) for 2405 McCutcheon Rd., permitting the addition of a 504 sq ft accessory dwelling unit (ADU) on a parcel with an existing 1,500 sq ft single-family home. The R-1 Residential District allows only one dwelling per lot; this variance enables two, and also reduces the rear yard requirement from 25% to 3.8%. The proposed ADU is intended to provide extended family housing without disrupting the existing neighborhood character. The Northeast Area Plan encourages diverse housing types and sizes, and both the Northeast Area Commission and city departments supported the variance. The final site plan ensures the ADU is appropriately sited and screened within the lot.
This variance expands housing flexibility within an R-1 district, enabling gentle density and family-oriented housing options through an ADU. It aligns with city planning goals for inclusive housing without altering neighborhood character.
