The Columbus City Council approved a rezoning application (Z23-012) for 3451 Trabue Rd., converting 11.2 acres from CPD, Commercial Planned Development District, to AR-1, Apartment Residential District. The rezoning facilitates a proposed 300-unit apartment complex. The site currently consists of nine parcels developed with single-family homes. This project meets the city’s goal of expanding residential housing and aligns with emerging zoning trends along Trabue Road and McKinley Avenue. Although the West Scioto Area Commission recommended disapproval due to traffic and public safety concerns, the Development Commission and City Departments endorsed the proposal. The project includes a concurrent variance request (CV23-019) for adjustments to setbacks and perimeter yard requirements. The approved height limit is 35 feet, and the traffic-related conditions outlined in the variance have been satisfied. The site falls under the Trabue/Roberts Area Plan, which designates the area for “Neighborhood Mixed Use.”
This rezoning facilitates higher-density residential development in an area identified for mixed-use, addressing Columbus’s broader housing goals. It replaces underutilized single-family lots with a substantial multifamily development, helping meet demand for workforce housing.
