The Development Commission conditionally approved a request to rezone 2.35 acres at 1501 Gerrard Avenue from R-4 (Residential District) to AR-3 (Apartment Residential District). This rezoning permits multi-unit residential development with unlimited density. The site, comprising eight parcels, is located at the southwest corner of Gerrard Avenue and Western Avenue. The proposed zoning is consistent with the "Medium Density Mixed Residential" land use recommendation of the Fifth by Northwest Neighborhood Plan (2009). Staff noted the site's proximity to West 5th Avenue and King Avenue corridors, which feature mixed-use zoning, development, and transit access. A concurrent Council variance (CV24-157) has been filed for a 265-unit apartment building, along with variances for landscaping, setbacks, lot coverage, and parking; however, this variance request was not considered at this Development Commission meeting.
