The project involves a rezoning request for six parcels totaling 5.64 acres, located at the western terminus of West Castle Road. One parcel currently hosts an eating and drinking establishment, while the others are undeveloped. All six parcels are zoned SR, Suburban Residential. The applicant seeks to rezone them to AR-1, Apartment Residential, to allow for multi-unit residential development. The proposed development is an apartment complex with up to 150 units. Concurrent variances for reduced parking and perimeter yard have been filed and will be heard by City Council. Although the Scioto Southland Area Plan recommends Single-Family (4-6 du/acre) for this location, city staff recommend approval due to site-specific factors such as its proximity to the South High Street corridor. The Far South Columbus Area Commission voted 8-0 to recommend approval on November 7, 2024. The Department of Public Service notes that West Castle Road will need to be widened to accommodate two-way traffic in conjunction with this proposed development.
