The project is a rezoning application (Z24-011) for a 0.72-acre site at 1429 Schrock Road in Columbus, Ohio. The site, currently a used car lot and automotive repair facility, is zoned C-4 and C-5 Commercial districts. The applicant, Queen 1 Auto Sale Inc., sought to rezone the entire parcel to L-C-4, Limited Commercial District (H-35), to unify the zoning and permit limited commercial uses, specifically used automotive sales and related parking, across the entire property. The Northland Community Council's Development Committee recommended approval with one condition: specific uses (Animal Shelter, Blood and Organ Banks, Check Cashing and Loans, Halfway House, Missions/Temporary Shelters, Motorcycle, Boat, and Other Motor Vehicle Dealers (not including used car dealers), Pawn Brokers, Truck, Utility Trailer, and RV (Recreational Vehicle) Sales, Rental and Leasing) must be added to the list of non-permitted uses in the L-C-4 text for the site. This recommendation aligns with the Northland I Area Plan (2014) which designates the area for "Commercial (Neighborhood)" land uses. The existing buildings on site include approximately 5,018 SF of combined office and repair facility space.
