This project involves the rezoning of a six-parcel, 5.64-acre site in the Far South Columbus neighborhood from SR (Suburban Residential) to AR-1, enabling the development of a mixed-use multi-unit complex. The proposal includes the demolition of an existing single-family residence and the construction of 144 new dwelling units, along with a clubhouse and pedestrian connections. The development addresses the site's irregular shape and floodplain presence by requesting several key variances. These include reducing the required internal parking lot shade trees from 19 to 15, decreasing the parking setback line from 25 feet to 5 feet, and lowering the minimum number of required parking spaces from 216 to 188. Additionally, a variance is requested to reduce the perimeter yard from 25 feet to 10 feet. The proposed building heights are up to 32.6 feet, within the maximum allowable 35 feet, and the development density will be 25.53 dwelling units per acre. The Far South Columbus Area Commission recommended approval of the rezoning and variances with an 8-0 vote on November 7, 2024.
