The 1.07± acre site consists of one undeveloped parcel and one parcel developed with a parking lot. The rezoning from CPD & R-2F to AR-O is for a multi-unit residential development. This rezoning will replace an existing surface parking lot, meeting the City’s objective to provide more housing in all areas. A concurrent variance (Ordinance #2322-2024) includes variances for building and parking setbacks, required parking, and side yard, as well as a use variance to allow the parking lot to remain until redeveloped.
This rezoning allows for the development of additional housing, addressing the city’s need for more residential units, while replacing a surface parking lot with a beneficial development.
