The City Council approved a Type I rezoning for the property at 3664 North Lincoln Avenue, allowing for the construction of a five-story mixed-use building. The project includes 1,700 square feet of ground-floor commercial space and 16 residential dwelling units on upper floors. Six automobile parking spaces and 17 bicycle parking spaces will be provided, with vehicle access from the rear alley. The site is identified as a Transit Served Location, which allows for reduced parking requirements. The zoning was changed from B1-1 Neighborhood Shopping District to B2-5 Neighborhood Mixed-Use District. Several variations were granted, including a 25% reduction in required transparent window area, a reduction in loading berths from one to zero, a reduction in required automobile parking spaces from eight to six, a reduction in the rear-yard setback from 30 feet to two feet, permission for a building facade setback greater than five feet along West Waveland Avenue (at seven feet), an increase in maximum building height by 5.5 feet to 60.5 feet, and reduced setbacks for the stairwell override and elevator override.
