The City Council of Chicago approved a zoning reclassification for the property at 2600-2610 North Clark Street, allowing the development of a five-story, 58-foot tall, transit-oriented mixed-use building. The project will feature 48 residential dwelling units, including 14 efficiency units and 34 standard units, along with approximately 3,467 square feet of commercial space on the ground floor. The site is a Transit Served Location, situated along the #22/Clark Street CTA bus route. The approval included several variations from the Chicago Zoning Ordinance, such as reducing the required parking spaces from 24 to 10, eliminating front, north, and south yard setbacks, and reducing rear yard setbacks for residential floors. Additionally, variations were granted for off-street loading berths and rooftop enclosure setbacks. The ordinance amended the B3-5 Community Shopping District indications on Map Number 7-F to accommodate this specific development. The matter was passed by the City Council on a motion by Alderperson Burnett, following a recommendation to pass from the Committee on Zoning, Landmarks and Building Standards.
