The City Council approved a rezoning from B1-2 Neighborhood Shopping District to B3-5 Community Shopping District for the property at 2501 North Clark Street. The decision facilitates the development of a five-story, 67-foot tall mixed-use building. The project includes 4,150 square feet of ground-floor restaurant space, eight residential units on the second and third floors, and 9,400 square feet of event space on the fourth and fifth floors. The total proposed building area is 27,400 square feet on a 6,556 square foot lot. The development is designated as a Transit Served Location. As part of the approval, the project received administrative adjustments to reduce the rear setback for residential uses from 30 feet to 5 feet, waive the loading berth requirement, and eliminate the need for the eight required off-street parking spaces, providing zero parking spaces onsite. Ten bicycle parking spaces will be provided instead.
