Harvest Homes II Apartments, LLC proposes to rezone properties at 3415-3449 W. Jackson Boulevard and 3414-3456 W. Fifth Avenue. The current zoning is RM5 (Residential Multi-Unit District) and B3-3 (Community Shopping District). The applicant seeks to rezone to B2-3 (Neighborhood Mixed-Use District) and then to a Residential Business Planned Development. The plan is to construct a 3-story building, not exceeding 41 feet in height, that will house up to 50 residential dwelling units and a 4,000 SF food hall with a commercial kitchen. The project will include 9 parking spaces. The site area is 55,930 square feet, and the maximum floor area ratio will be 1.2. The project is subject to the Affordable Requirements Ordinance (ARO) due to the zoning change and the number of units, and the applicant has applied for Low-Income Housing Tax Credits, which would impose affordability requirements exceeding those of the ARO.
