The Chicago City Council approved a land sale and redevelopment agreement with Claretian Associates, Inc., a not-for-profit corporation, for the purchase and development of 13 city-owned vacant lots. The lots, located on S Buffalo Ave, will be developed into 13 new single-family modular homes and/or two-flats under the City Lots for Working Families Program. The property was sold for a total of $13.00, or $1.00 per buildable city lot. This initiative aims to address the shortage of decent affordable housing for working families within the city. The project qualifies as "Affordable Housing," meaning certain city fees, including plan review, permit, field inspection, connection, tap, and demolition fees, will be reduced or waived. Additionally, the project is exempt from MBE/WBE and City Residency Hiring requirements. While the program typically allows up to 25% of homes to be sold at market-rate prices, all homes in this specific project will be sold at an affordable price. The approval is contingent upon Claretian Associates executing a Redevelopment Agreement by November 15, 2025. The City's Department of Housing determined the developer's proposal was in the City's best interest, especially given no alternative proposals were submitted.
