An amendment to Residential Business Planned Development No. 1420 was proposed by LMV II Triangle Square Holdings, LP, for properties at 1653-1739 W. Webster Street and 2075-2189 N. Elston Avenue in Chicago. The amendment aims to expand the allowable business and commercial uses within Subarea A for the existing building's ground-level commercial storefronts to address ongoing vacancy. No changes are proposed to the RBPD Statements, Bulk Table, Graphics, or improvements, and the overall FAR for the planned development will remain at 3.0. This project, which achieved 100 points under the Chicago Sustainable Development Policy, includes existing residential units (298 apartments) and commercial space (21,223+/- SF). The original PD 1420 was approved in 2018 and has been amended twice previously. The current amendment seeks to broaden the types of tenants allowed in the commercial spaces, with a personal service business already having signed a lease contingent on this amendment.
