The proposed Fern Hill Old Town Canvas project involves an amendment to Planned Development No. 89, encompassing multiple parcels at 1600, 1620, 1609-1641 & 1647 N. LaSalle Drive, 1601 N. Wells Street, and 130 & 200 W. North Avenue in Chicago. The development seeks to rezone the properties from B1-3 Neighborhood Shopping District, Planned Development 89, and RM-5 Residential Multi-Unit District to B1-5 Neighborhood Shopping District and then to a Residential-Business Planned Development. The core of the project is the construction of a 391-foot-tall, mixed-use building in Subarea B, which will feature 349 residential units and 20,000 square feet of ground-floor retail space. This represents a reduction from an initial proposal of 500 units, following a nearly four-year approval process. The plan includes 285 accessory vehicle parking spaces and three off-street loading spaces. Approximately 20% of the residential units, or 70 units, will be designated as affordable housing. The project also addresses public safety concerns by replacing existing crime-prone gas stations and improving walkability. Existing structures in Subarea A (religious assembly and retail) and Subareas C and D (commercial and single-family home) will remain unchanged. The overall maximum Floor Area Ratio for the planned development will be 5.0. The developer has committed to fully funding a comprehensive set of traffic improvements in the area and providing over 300 new parking spaces dedicated to The Moody Church and Tower residents.
