This petition seeks to rezone approximately 1.49 acres located north of Freedom Drive, east of Thrift Road, and west of Wesley Village Road in Charlotte, NC. The current zoning is MUDD-O SPA (Mixed Use Development, Optional, Conditional Site Plan Amendment), and the proposed zoning is NC(CD) (Neighborhood Center, Conditional). The site, currently vacant, would allow for uses permitted by-right under prescribed conditions in the NC zoning district, explicitly prohibiting vehicle fueling, service, rental, towing, principal-use parking lots, and vehicle parts/accessories sales. The Zoning Committee voted 7-0 on August 5, 2025, to recommend approval of the petition, concurring with staff's recommendation. While inconsistent with the 2040 Policy Map's Neighborhood 2 Place Type recommendation, the committee found it reasonable and in the public interest given its proximity to existing housing and services and its promotion of walkable, compact development. Approval will revise the 2040 Policy Map for the site to Neighborhood Center Place Type.
