The Charlotte Zoning Committee recommended approval of Rezoning Petition 2024-112 by DreamKey Partners, changing the zoning from N1-B (Neighborhood 1-B) to N2-A (CD) (Neighborhood 2-A, Conditional) for approximately 4.4 acres on Beatties Ford Road. This will allow for the development of 40 multi-family attached residential dwellings. The project is located on the east side of Beatties Ford Road, south of Slater Road, and north of Cindy Lane, Charlotte, NC. It includes a commitment to provide a workforce housing program for 30% of all units for 30 years, at 80% area median income (AMI). The site is within 1/4 mile of a commercial node with retail, service, and institutional uses. The petition also commits to completing the fourth leg of the signalized intersection at Beatties Ford Road and Capps Hill Mine Road, improving pedestrian and cyclist safety. The staff recommended approval despite the petition being inconsistent with the 2040 Policy Map recommendation for Neighborhood 1 place type, arguing it provides needed housing options. The Zoning Committee voted 7-0 to recommend approval on August 5, 2025.
