The petition proposes the rezoning of approximately 26 acres from N1-A (Neighborhood 1-A) to N2-A(CD) (Neighborhood 2-A, conditional) and N1-A(CD) (Neighborhood 1-A, conditional) across two noncontiguous development areas. The site, currently undeveloped, is located on the east side of Providence Road, north of Country Lane, and south of Kuykendall Road in Charlotte, NC. The proposal includes up to 210 multi-family attached units and 55 single-family detached dwelling units, totaling 265 units. Development Area A, the western portion (14.0 acres), is proposed for N2-A(CD) zoning and will primarily feature multi-family attached units. Staff recommended approval, noting consistency with the 2040 Policy Map for Development Area B and inconsistency for Area A, but finding the overall petition reasonable and in the public interest. The Zoning Committee voted 6-0 to recommend approval. Site and building design standards include a 12-foot multi-use path along Providence Road, 48-foot maximum building heights, and requirements for building materials, pitched roofs, and porches/stoops. Transportation improvements include right-of-way dedications, an ADA-compliant bus stop, bicycle facilities, new public streets, and intersection improvements at Providence Road/Kuykendall Road and Providence Road/Country Lane.
