This petition proposes to rezone approximately 7.76 acres from B-D(CD) (Distributive Business, conditional) to OFC (Office Flex Campus). The site currently contains an office building. Staff recommends approval of this petition, despite it being inconsistent with the 2040 Policy Map's recommendation for Manufacturing & Logistics Place Type. The rationale for approval is based on the compatibility with existing uses, the site's location within an area lacking access to employment opportunities, and the potential for the OFC district to help fill this gap with office, research, education, medical, and assembly uses. The site is located 1/4-mile south of West Arrowood Road, an arterial street, and within 1/2-mile of the I-77 interchange. It is also along CATS bus routes 56 and 57, providing transit access. No associated site plan was submitted with this conventional rezoning petition.
