The Charlotte-Mecklenburg Zoning Committee voted 6-0 to recommend approval for Rezoning Petition 2025-012. The petition seeks to rezone approximately 6.11 acres located on the east side of Statesville Road, on the south side of Twin Lakes Parkway, and north of Metromont Parkway, from OFC (Office Flex Campus) to ML-2 (Manufacturing and Logistics-2). The staff analysis found the petition consistent with the 2040 Policy Map, which recommends a Manufacturing & Logistics Place Type for the area. The rezoning is deemed more compatible than the existing office zoning and aligns with the area's envisioned land use. The site is within an Access to Employment Gap area and could help maintain or increase middle-skill jobs. The ML-2 district allows manufacturing and logistics uses not permitted under the previous OFC zoning. The proposal is for a conventional rezoning with no associated site plan, with a proposed use of 93,900 square feet of warehouse space.
