The Charlotte-Mecklenburg Zoning Committee voted 6-0 to recommend approval for Rezoning Petition 2025-014, requested by Pulte Homes. The petition sought to rezone approximately 6.30 acres located on the west side of West Sugar Creek Road, north of Glory Street, and south of Hondures Drive, from Neighborhood 1-B (N1-B) to Neighborhood 2-A, Conditional (N2-A(CD)). This change allows for the development of 110 multi-family attached units, including duplexes, triplexes, and quadraplexes, replacing the previous single-family residential acreage use. The proposed development includes a minimum front setback of 24 feet from the face of the curb on Sugar Creek Road and 20 feet from the face of the curb on Glory Street. The plan also incorporates a large central open space and commits to preserving trees along the western boundary adjacent to an existing single-family subdivision. Additionally, a public street connection will be made to Daisy Moore Lane, and the developer will fund roadway improvements, including a buffered bike lane on West Sugar Creek Road.
