The Charlotte Zoning Committee approved a petition (2024-124) to rezone approximately 7.32 acres from N1-A ANDO (Neighborhood 1-A, Airport Noise Disclosure Overlay) to ML-1(CD) ANDO (Manufacturing & Logistics 1, Airport Noise Disclosure Overlay). The site is located along Business Center Drive, west of Little Rock Road, and east of Moores Park Drive. The rezoning allows for the development of a maximum of one principal building with a total gross floor area of up to 70,000 square feet for manufacturing and logistics uses. Although inconsistent with the 2040 Policy Map's recommendation of Neighborhood 1 Place Type, the committee found it reasonable given the site's location adjacent to Interstate 85, an industrial use to the east, and within the Airport Noise Disclosure Overlay. The petition includes a commitment to provide a minimum 100-foot undisturbed buffer along the western and northern boundaries to mitigate impacts on adjacent single-family residential uses. Many noxious uses permitted in the ML-1 district are prohibited on this site. The vote was 6-0 for approval.
