This petition rezones approximately 26 acres on Providence Road from N1-A to N2-A(CD) in Development Area A and to N1-A(CD) in Development Area B to allow the development of up to 210 multifamily attached units and 55 single-family detached units. Development Area A will feature duplex, triplex, quadraplex, and multi-family buildings with a maximum of six units per building across 40 buildings, enhanced open spaces, a 12-foot multi-use path along Providence Road, and stringent architectural standards. Development Area B allows only single-family detached homes. The plan includes transportation improvements such as new public streets, intersection turn lanes, a bus stop, bicycle facilities, and frontage sidewalk upgrades to be completed prior to occupancy. Design conditions include side setbacks with landscape yards, exterior material standards prohibiting vinyl, pitched roofs, useable porches, and planned tree save areas. The project aims to address housing diversity goals by offering “missing middle” housing along an arterial corridor near transit, schools, and community amenities.
