The City of Charlotte approved the rezoning of a 1.04-acre parcel on Rockford Court from N1-B (Neighborhood 1-B) to N1-C (Neighborhood 1-C). The rezoning allows all by-right and prescribed uses in N1-C, including single-family homes, duplexes, and triplexes, with reduced minimum lot sizes and widths to enable modest increases in housing density. The site, currently occupied by a single family home, is surrounded by similar residential parcels and transitions to more intense commercial and multifamily zoning along East Woodlawn Road. N1-C supports the 2040 Comprehensive Plan’s Neighborhood 1 Place Type and advances goals of 10-minute neighborhoods and neighborhood diversity and inclusion. The petition provides a gradual zoning transition between lower-density single-family areas and adjacent urban development. Development under this zoning must comply with N1-C standards and CDOT connectivity requirements per the adopted Streets Map. The rezoning preserves neighborhood form and character while facilitating housing diversity.
