The petition rezones approximately 6.50 acres on the west side of West Sugar Creek Road at Glory Street from N1-B (Neighborhood 1-B) to N2-A(CD) (Neighborhood 2-A, conditional) to permit up to 110 multi-family attached dwelling units. The site plan includes 8-foot sidewalks and planting strips along West Sugar Creek Road and Glory Street, an off-site right-turn lane with 100 feet of storage, and a 10-foot Class C landscape yard along the northern and western boundaries. Open space areas will measure a minimum of 40 feet in all directions and include courtyards, seating areas, specialty paving, and enhanced native landscaping. Architectural controls limit buildings to a maximum of six units, require garages and 20-foot driveways for each unit, and mandate façade features such as stone water tables and roof variations. Direct pedestrian connections to public streets and street trees at 40-foot intervals along private alleys are also proposed.
