The rezoning petition 2025-015 seeks to rezone approximately 8.74 acres on the south side of Mount Holly Road in Charlotte from N1-A and ML-1 to Neighborhood 2-A (conditional), enabling the development of up to 90 multi-family attached dwelling units. The site plan commits to a 12-foot multi-use path and 8-foot planting strip along Mount Holly Road, an ADA-compliant bus waiting area, as well as northbound and southbound turn lanes into the site. A 10-foot Class B landscape yard will buffer the ML-1 zoned parcels, while open space provisions include at least 18 trees per acre, benches, and a centrally located common area within 1,000 feet of all units. Pedestrian connectivity is ensured through direct connections to public and private streets. Architectural standards require buildings to be limited in size, incorporate garages for all units, include porches and stoops, use masonry water tables, and feature varied pitched rooflines. A minimum of 10 off-street visitor parking spaces is provided in addition to individual garages.
