The Charlotte Planning Department approved Rezoning Petition 2024-064 for a 7.59-acre site on the north side of Shopton Road. The approved rezoning changes the zoning to ML-2(CD) ANDO (Manufacturing & Logistics-2, Conditional, Airport Noise Disclosure Overlay) to bring the site into compliance. The petition limits the permitted uses to solely a contractor office with outdoor storage, despite the new zoning allowing broader industrial uses. The rezoning also establishes two distinct zoning districts on the parcel: 5.34 acres of ML-2(CD) ANDO along the Shopton Road frontage and 2.59 acres of N1-A(CD) ANDO at the rear, with the latter portion preserved as tree save. A 65-foot Class A landscape yard is required adjacent to CG and N1-A zoning. The zoning committee voted 7-0 to recommend approval, acknowledging the inconsistency with the 2040 Policy Map's Neighborhood 1 Place Type recommendation but finding it reasonable given similar adjacent rezonings to industrial uses and the site's proximity to industrial zones and the airport noise overlay.
