Rezoning Petition 2025-006 by Beacon RCP LLC for approximately 94.46 acres located on the east side of Rhyne Road, south of Mount Holly Road, and north of Belmeade Drive in Charlotte, NC. The petition proposes to rezone the site from I-1(CD) (Light Industrial, Conditional) to ML-1(CD) (Manufacturing & Logistics 1, Conditional) to allow for up to 1,275,931 square feet of warehousing, distribution, manufacturing, and office uses. The Zoning Committee voted 6-0 to recommend approval on May 6, 2025. Staff also recommended approval, stating the petition is consistent with the 2040 Policy Map's recommendation for Manufacturing & Logistics Place Type. The proposal includes dedication of 3 acres for a public park and a 90-foot wide trail easement to Mecklenburg County. The new zoning prohibits noxious uses like adult uses and crematoriums. Transportation commitments from a previous rezoning (2021-284) have been completed, including a new public street and streetscape enhancements. The site is currently vacant and wooded, surrounded by industrial and residential uses.
