This petition proposes a site plan amendment to an existing I-2(CD) zoning for a 156.23-acre vacant site. The amendment allows for the development of up to 3,000,000 square feet for telecommunications and data storage facilities, an increase from the previously approved 1,530,000 square feet for warehousing and industrial uses under rezoning petition 2020-049. The project is committed to constructing all buildings to a LEED Silver minimum standard and utilizing a closed-loop cooling system for data center use. The proposed changes also reduce the total building phases to two. The Zoning Committee voted 7-0 to recommend approval of this petition, finding it consistent with the 2040 Policy Map's recommendation for Manufacturing & Logistics Place Type. The site will include buffers for adjacent residential neighborhoods and retain all previous commitments. The location near I-85, Wilkinson Blvd, and the Charlotte-Douglas International Airport provides excellent regional access for large-scale industrial development.
