This text amendment updates the Charlotte Unified Development Ordinance (UDO) to align with and support the goals and policies of the Charlotte Future 2040 Comprehensive Plan. Updates are proposed to 27 of the 39 UDO articles to reflect best practices, address new trends, resolve implementation challenges identified by stakeholders, and correct errors. Key highlights include clarifying applicability of the North Carolina Fire Code appendices, modifying general definitions, clarifying bonus area and fee-in-lieu calculations, adding language for unoccupiable space in affordable housing projects, and correcting scrivener's errors. The amendments also address frontages and zoning districts, including new language for multiple frontages and adjustments for accessory structures. Permissions for various dwelling types and new uses like Research and Development (R&D) are added, along with updates to parking requirements, landscaping, and tree preservation standards. Minor changes to signs, stormwater regulations, transportation, and administrative processes are also included.
