The rezoning petition 2025-017 by The Drox Group, LLC proposes to redevelop a 3-acre site currently occupied by a single-family detached dwelling into a community of 37 multi-family attached dwellings, including one quadraplex and 11 triplex buildings. The site is located along the west side of Nations Ford Road, north of Wanda Lane, and south of Echodale Drive. The current zoning is OFC (Office Flex Campus), and the proposed zoning is N2-A(CD) (Neighborhood 2-A, Conditional). The site plan includes a network of private alleys for access, 8-foot sidewalks and planting strip along Nations Ford Road, open space with a minimum dimension of 50 feet in radius, and 7 guest parking spaces. Vinyl is prohibited as a building material except for windows, soffits, and trim. Detached lighting is limited to 21 feet in height, full cutoff, and downwardly directed. Staff recommends approval of this petition upon resolution of outstanding issues related to transportation and site and building design.
