Petition 2023-074 proposes to rezone approximately 26 acres on the east side of Providence Road between Country Lane and Kuykendall Road. The site will be divided into two development areas: Area A (14 acres) rezoned from N1-A to N2-A(CD) to accommodate up to 213 multi-family attached units in a mix of duplex, triplex, quadraplex, and six-unit buildings, and Area B (12 acres) rezoned to N1-A(CD) for up to 55 single-family detached units. Development Area A includes private amenities, open spaces, a 12-foot multi-use path on Providence Road, frontage sidewalks, and an internal public street network. Building materials are limited to brick, stone, and cement board veneers, with pitched roofs and useable porches. Transportation improvements comprise right-of-way dedications, signalized turn lanes, crosswalks, a bus stop, bicycle lanes, and new public streets. The plan limits buildings to 48 feet tall (45 feet adjacent to existing residential zoning) and provides two-car garages for each unit and at least 60 visitor stalls. The proposal addresses missing middle housing goals and the 2040 Plan’s Neighborhood 2 policy on arterial corridors.
