The Charlotte Planning Commission Zoning Committee voted 7-0 to recommend approval of Rezoning Petition 2024-147, changing the zoning from ML-2 (Manufacturing & Logistics-2) to IMU(CD) (Innovation Mixed-Use, Conditional) for approximately 2.11 acres located along the east side of North Graham Street, north of Kennedy Street, and south of Johnson Road. The petition seeks to allow all uses permitted by-right under the IMU district, with the exception of residential uses, on a parcel currently developed with industrial facilities. Despite being inconsistent with the 2040 Policy Map's recommendation for Manufacturing & Logistics, the committee found the petition reasonable and in the public interest. This decision aligns with the Corridors of Opportunity (COO) program's goal to revitalize areas with a mix of uses. The approval will shift the site's entitlements from solely manufacturing and logistics to a more balanced mix including commercial, office, and artisan industrial development.
