Rezoning Petition 2024-125 proposes to rezone an approximately 8.47-acre undeveloped site on the west side of Sonoma Valley Drive, east of Stoneyridge Drive, and north of Mt Holly Road in Charlotte, NC. The current zoning is MX-2(INNOV) (Mixed-Use, innovative) and NS (Neighborhood Services). The proposed zoning is N2-A(CD) (Neighborhood 2-A, conditional) to allow for the development of up to 39 multi-family attached dwelling units. The proposal includes a maximum building height of 48 feet, with buildings containing a maximum of 6 dwelling units, and a minimum of three 4-unit (or fewer) buildings. Vinyl siding is prohibited as a primary building material. Transportation improvements will include vehicular access via a private alley off Sonoma Valley Drive, restriping Sonoma Valley Drive for a left turn lane, and on-site visitor parking. Staff recommends approval, finding the petition consistent with the 2040 Policy Map (2022) recommendation for the Neighborhood 2 Place Type. The Zoning Committee voted 7-0 to recommend approval of this petition.
