The City Council approved a site plan amendment to expand an existing I-2(CD) zoning district on a 156.23-acre vacant parcel at 12899 Moores Chapel Road to permit up to 3,000,000 square feet of telecommunications and data storage facilities. The amendment maintains the previously approved building envelopes while increasing the maximum gross floor area and limiting development to two phases. Development is subject to I-2 zoning standards with a 20-foot building and parking setback along Moores Chapel Road and Lakebrook Road, a 100-foot Class A buffer with staggered evergreen plantings, and full cut-off exterior lighting. Transportation commitments include re-alignment of Moores Chapel Road, extension of Lakebrook Road, and completion of turn lanes and intersection improvements as outlined in the approved Traffic Impact Study. Stormwater management, environmental buffers, and tree preservation measures will comply with City and County requirements. Access to the site will be from Moores Chapel Road and Lakebrook Road, with final alignment and driveway locations subject to CDOT/NCDOT approval.
