This spot rezoning petition would rezone an approximately 7.323-acre wooded and undeveloped site along Business Center Drive in Charlotte's Airport Noise Disclosure Overlay from Neighborhood 1-A to Manufacturing & Logistics 1 (ML-1 CD) to allow up to 70,000 square feet of manufacturing, logistics, warehouse and ancillary office uses (up to 40% of gross floor area). It eliminates many potential noxious activities such as adult electronic gaming, car washes, drive-through establishments, fuel facilities and outdoor storage, and limits development to one principal building with a maximum height of 45 feet. The plan mandates a minimum 100-foot Class A landscape yard along the northern and western property lines to buffer adjacent single-family homes, and provides an 8-foot planting strip and 8-foot sidewalk along Business Center Drive frontage. Vehicular access is confined to a single driveway at the eastern property boundary away from Calton Lane residences to enhance safety, and the petition requires dedication of 31.5 feet of right-of-way from the existing centerline and construction of curb, gutter and sidewalk improvements per CDOT and NCDOT standards.
