This decision approves the rezoning of approximately 26 acres on the east side of Providence Road between Country Lane and Kuykendall Road from N1-A to two conditional districts: N2-A(CD) for a 14-acre western parcel and N1-A(CD) for a 12-acre eastern parcel. Development Area A allows up to 220 single-family attached townhome units in up to 39 buildings, with a maximum height of 48 feet (45 feet along the eastern boundary) and design standards requiring brick, stone, or cement board exteriors, pitched roofs, porches, and two-car garages. Development Area B permits up to 55 single-family detached dwellings, consistent with N1-A standards. The plan includes dedication of right-of-way, construction of a 12-foot multi-use path, sidewalks, planting strips, bus stop, street trees, and roadway improvements such as turn lanes and pedestrian signals at Providence Road intersections. Transportation improvements and right-of-way dedications are required prior to issuance of the first certificate of occupancy. Open space, landscaping, and environmental standards per the UDO and stormwater regulations also apply.
