This petition proposes to rezone approximately 1.50 acres located east of North Tryon Street along the south side of East Arrowhead Drive from ML-1 (Manufacturing and Logistics-1) to TOD-NC (Transit Oriented Development – Neighborhood Center) to allow all uses permitted in the TOD-NC district. The site currently contains a commercial/industrial building and is surrounded by a mix of auto-related businesses, small retail establishments, wooded land, and residential neighborhoods. TOD-NC zoning incorporates urban design standards requiring active street frontages, pedestrian-oriented building placement, and overall aesthetic improvements to enhance walkability. The property is less than one mile from the Tom Hunter LYNX Blue Line station and adjacent to planned segments of the Cross Charlotte Trail, supporting a shift away from car dependency. While the request conflicts with the 2040 Policy Map’s recommendation of Manufacturing and Logistics Place Type, recent rezonings in the surrounding area have established adjacent parcels as TOD, warranting a revised Community Activity Center Place Type. A community meeting was held with one attendee and staff recommended approval. The Zoning Committee unanimously recommended approval (7-0) on April 1, 2025, signaling strong support for accommodating mixed-use development near transit corridors.
