The property is less than one mile from the Tom Hunter LYNX Blue Line station and adjacent to planned segments of the Cross Charlotte Trail, supporting a shift away from car dependency. While the request conflicts with the 2040 Policy Map’s recommendation of Manufacturing and Logistics Place Type, recent rezonings in the surrounding area have established adjacent parcels as TOD, warranting a revised Community Activity Center Place Type. A community meeting was held with one attendee and staff recommended approval.
