This petition rezones approximately 8.54 acres on the north side of Shopton Road West in Steele Creek from N1-A to N1-D(CD), enabling the construction of 60 duplex and single-family detached dwelling units. It commits to a 10-foot Class C landscape buffer along the eastern and western boundaries and preserves a 100-foot green area and 100-foot undisturbed watershed buffer at the rear of the site. The proposal includes front-loaded units with covered porches and stoops as predominant features, common open space along the public street, and recessed visitor parking. Transportation improvements include restriping Shopton Road West to add a left turn lane into the new public street, an 8-foot planting strip and 8-foot sidewalk along Shopton Road West, and an 8-foot planting strip with 6-foot sidewalk along the new internal street, as well as a future stub for connectivity. These standards align with the Neighborhood 1 Place Type of the 2040 Policy Map and include building form requirements consistent with duplex and detached units. The petition enhances pedestrian infrastructure, commits to design standards that promote a walkable community, and targets a density of approximately 7 units per acre—below the maximum allowed—while respecting the character of surrounding single-family neighborhoods.
