Charlotte Water acquired three contiguous parcels totaling 142,920 square feet (3.281 acres) along Oakdale Road from KG & HJ LLC for $2.5 million in fee simple ownership. The acquisition secures a vital buffer zone to support future water infrastructure and protect adjacent residential and industrial areas. The Charlotte City Council approved the acquisition at its April 14, 2025 business meeting, formalizing the transfer of 321, 333, and 347 Oakdale Road under Council District 2. No existing structures or landscaping will be impacted by the transaction. The acquired land is zoned N1-B, ML-1, and O-2 (CD), permitting commercial, industrial, and single-family residential uses. By holding the land in fee simple, Charlotte Water ensures long-term corridor protection for critical utility lines. Funding was allocated from the department’s capital budget as part of the 2040 Comprehensive Plan’s water management objectives. This transfer aligns with the City’s strategic approach to proactive asset management and infrastructure resilience.
