The Charlotte City Council approved the rezoning of a 48.09-acre site at 12900 N Tryon Street from R-3 to R-8MF(CD) to allow development of up to 285 individually platted single-family attached townhome dwelling units. The site, currently vacant and wooded, will redevelop at a density up to 5.93 dwelling units per acre, with building heights meeting ordinance requirements. Development standards include 15' front setbacks where primary entrances are provided (27' where not), 50' rear yards adjoining single-family land, and 20' side yards adjoining single-family land. A minimum 15% of the site must be conserved for tree save (±7.21 acres), and off-street parking will meet the 1.5 spaces per unit standard. The CD rezoning plan mandates internal public and private streets, eight-foot planting strips with six-foot sidewalks, and required multimodal transportation improvements per the City’s TIS. Architectural controls prohibit vinyl siding (except on trim), limit blank walls, and require raised entrances for privacy. A 50% minimum open-space requirement is met through amenity areas totaling at least 0.50 acres, including pool, clubroom, pocket parks, dog park potential, and future cross-Charlotte trail coordination. Private open space of 400 SF per unit is provided, and stormwater, buffers, and utility easements conform to City ordinances.
