The petition rezones an 8.47-acre undeveloped site on the west side of Sonoma Valley Drive, north of Mt Holly Road, from MX-2(INNOV) and Neighborhood Services (NS) to Neighborhood 2-A Conditional (N2-A(CD)) to allow up to 39 attached multi-family dwelling units. Under the conditional plan, buildings are limited to a maximum height of 48 feet and no more than six units per structure, with screening for HVAC and waste areas. Streetscape provisions include a 10-foot Class C landscape yard and street trees along the private alley, a 40-foot setback adjacent to existing N-1 zoning, and direct pedestrian connections to the public street. Vehicular access is provided via a private alley off Sonoma Valley Drive with a new left-turn lane, and on-site visitor parking is included. Stormwater, right-of-way dedication, and all transportation improvements are to be completed prior to issuance of the first certificate of occupancy. Outstanding issues addressed during review included enhanced architectural standards and open space amenities. The rezoning aligns with the 2040 Policy Map’s Neighborhood 2 place type and adjoins other N-2 and Community Activity Center designations.
