The Charlotte City Council has approved Rezoning Petition 2024-131 by Pulte Homes, changing the zoning of a 35.26-acre site from Neighborhood 1-A (N1-A) and Manufacturing & Logistics 2 (ML-2) to Neighborhood 1-E Conditional (N1-E(CD)). This rezoning allows for the construction of a residential community consisting of 78 triplex units and 79 single-family detached homes. The development plan includes a 10-foot Class C landscape yard along the site perimeter, a 30-foot reverse frontage buffer on Moores Chapel Road, and dedicated open space, including a pocket park and a dog park. The project also commits to a $40,000 contribution to Mecklenburg County Park & Recreation for future parks. Transportation improvements include extending Performance Road as a collector street, constructing a left-turn lane on Moores Chapel Road, and adding pedestrian infrastructure with an 8-foot planting strip and a 12-foot multi-use path.
This rezoning supports residential growth in a transitioning area by providing a mix of housing types while enhancing connectivity and public amenities. The development aligns with the city’s goals for neighborhood diversity, pedestrian-friendly infrastructure, and strategic urban expansion.
