The Charlotte City Council has approved Rezoning Petition 2024-126 by Greystar Development East, LLC, changing the zoning of an 11.53-acre mostly vacant site from Mixed-Use and Neighborhood zoning classifications to Neighborhood 2-C Conditional (N2-C(CD)) under the Airport Noise Disclosure Overlay. The rezoning enables the development of up to 306 multi-family units in an area identified for higher-density residential growth. The development plan includes enhanced pedestrian connectivity, with 8-foot planting strips and sidewalks, internal pedestrian pathways, and a 5,000-square-foot landscaped open space with seating and benches. The project will provide a westbound left-turn lane at its access point on Tuckaseegee Road, and if a connection to Grand Lakes Drive is not achieved, an alternate access point will be created on Queen City Drive. A 25-foot Class B landscape yard with a 6-foot opaque fence and berm will buffer adjacent single-family homes.
This rezoning facilitates the expansion of workforce housing near transit-accessible corridors and commercial amenities. It strengthens connectivity, promotes smart urban growth, and supports Charlotte’s goal of increasing housing availability in areas with identified residential demand.
