The Charlotte City Council has approved Rezoning Petition 2024-125 by Tay Holdings, LLC, changing the zoning of an 8.47-acre vacant site from Mixed-Use Innovative (MX-2(INNOV)) and Neighborhood Services (NS) to Neighborhood 2-A Conditional (N2-A(CD)). The rezoning allows for the development of up to 39 townhome-style residential units. The project aligns with the 2040 Policy Map’s Neighborhood 2 Place Type, supporting attached multi-family housing near transit routes. The development includes a 40-foot setback from adjacent single-family homes, a 10-foot Class C landscape yard, street trees along the private alley, and direct pedestrian connections to the public street. The project also incorporates a 4-foot concrete median on Sonoma Valley Drive to restrict access to right-in/right-out traffic. All required transportation improvements will be completed before the first certificate of occupancy is issued.
This rezoning supports increased housing options in a transit-accessible area, providing workforce housing while maintaining compatibility with nearby residential and commercial developments. The project enhances neighborhood connectivity and contributes to Charlotte’s housing diversity.
