The City Council approved a major site plan amendment to rezone approximately 23.4-acre property at 3260 Katomarick Drive SE, 913 Hutchens Road SE, and 895 Hutchens Road SE in Atlanta, GA from PD-H (Planned Development Housing) to PD-H with updated conditions to allow the development of 113 townhome units and a four-unit multifamily structure (quadplex). The ordinance (24-O-1709) attaches 14 conditions addressing site layout, architectural design, materials, open space, streets, and fencing. Front porches, stoops, and front-facing garage recess requirements ensure compatibility along the Hutchens Road frontage; porches must be at least 6 ft wide and 7 ft deep with roof supports. Sidewalks, underground utilities, and a 28 ft right-of-way for internal streets are mandated, with final street approval by the Department of Public Works. A minimum of 1,600 sq ft of heated space is required for each home, which must be built of fiber cement, stone, or brick. Setbacks are set at 20 ft front, 5 ft rear, and 5 ft side yards. The development must preserve ±13.39 acres of total greenspace (±5.12 acres net).
