The City Council approved Ordinance 25-O-1139 to rezone the property at 215 Anderson Avenue NW in Atlanta from R-4A (Single Family Residential) to R-5 (Two Family Residential). The 0.30-acre parcel in Land Lot 174 of the 14th District now allows two-family dwellings, doubling potential residential units. The change was requested by applicant Berthel Young, Jr. on behalf of owner Carter House Properties, LLC and was supported by NPU J and the Zoning Committee. The property fronts 63.54 feet on Anderson Avenue NW, beginning 125 feet north of the intersection with Tiger Flowers Drive NW, then extends east 203 feet, north 63 feet, west 217.5 feet, and south 68 feet back to Anderson Avenue. The rezoning aligns with Atlanta’s Comprehensive Development Plan by encouraging modest density increases in established single-family neighborhoods.
