The City Council approved rezoning of the 10.13-acre site at 501 & 549 Amsterdam Avenue NE (plus adjacent tracts) from R-4/BL (Single-Family Residential/BeltLine Overlay) and C-1/BL (Community Business District/BeltLine Overlay) to PD-MU/BL (Planned Development Mixed Use/BeltLine Overlay). The approval permits up to 1,180,000 square feet of combined residential and nonresidential development, including three buildings with up to 240,000 square feet of office/retail space and 900 multifamily units. At least 20% of the units (180 units) will be affordable to households earning 50–80% of AMI. Height is limited to 85–140 feet (maximum nine stories) with transitional height planes adjacent to existing residential lots. Parking is capped at 1,435 spaces or 0.85 spaces per bedroom and 0.85 per 300 sq ft of nonresidential, plus a minimum of 150 public bike spaces and 100 EV spaces. The site plan includes protected landscape buffers, public streetscape and pedestrian connections, BeltLine access points, and environmental enhancements per USGBC bird and light pollution credits. Self-storage and gasoline service stations are prohibited; drive-throughs only if fully internal. A minimum 20% usable open space is required, and detailed architectural and urban design standards govern building facades, materials, and screening.
